Position Summary
The Bilingual Make-Ready Technician plays a critical role in the resident experience by ensuring vacant apartment homes are turned efficiently, safely, and to brand quality standards. This position performs a wide variety of maintenance tasks during the unit turn process and communicates clearly with both team members and residents. Fluency in English and Spanish is required to bridge communication gaps across diverse teams and resident populations.

Essential Duties & Responsibilities
Unit Turn Execution
  • Complete all assigned make-ready tasks according to established timelines (typically 3–5 business days or as scheduled by leadership).
  • Inspect vacant units thoroughly and perform all necessary repairs, which may include:
    • Drywall patching and painting
    • Cabinet and door hardware replacement
    • Caulking and sealing
    • Basic plumbing and electrical fixes
    • Appliance functionality checks and basic troubleshooting
    • Bulb replacement and fixture repairs
  • Deliver units in rent-ready condition per internal quality control checklist and brand standards.
Team & Resident Communication
  • Partner with the Property Manager and Maintenance Supervisor to prioritize unit turns based on move-in dates.
  • Provide bilingual support to assist Spanish-speaking residents and maintenance team members in resolving questions or concerns.
  • Maintain a professional, courteous demeanor in all interactions, reflecting the company’s commitment to resident satisfaction.
Compliance & Safety Standards
  • Adhere to OSHA regulations and all company-mandated safety procedures, including PPE use, ladder safety, electrical lockout/tagout, and chemical handling.
  • Observe and report any lease violations, pest activity, safety hazards, or other concerns during unit inspections.
  • Operate within Fair Housing, Equal Employment Opportunity, and Tennessee landlord-tenant law guidelines at all times.
Work Order Documentation & Tool Management
  • Accurately document labor hours, materials used, and completed work within the company’s maintenance platform (e.g., AppFolio).
  • Communicate supply needs and equipment malfunctions to supervisors promptly.
  • Maintain care and accountability over assigned tools, inventory, and shared maintenance workspaces.

Required Qualifications
  • 1–2 years minimum experience in apartment or residential maintenance; multi-family preferred.
  • Proficiency in general maintenance tasks including painting, plumbing, drywall, minor electrical, and appliance checks.

Physical Demands and Work Environment:

  • Frequent standing, walking, bending, kneeling, crouching, crawling, and climbing.
  • Occasional sitting and reaching with hands and arms.
  • Frequent lifting and/or moving up to 50 pounds, and occasionally lifting and/or moving up to 75 pounds with assistance.
  • Repetitive motions, such as hammering, sawing, and using power tools.
  • Manual dexterity and coordination.
  • Ability to work in various weather conditions, including heat, cold, and inclement weather.
  • Exposure to noise, dust, fumes, and other hazards associated with construction and maintenance work.
  • Potential for exposure to heights and confined spaces.
  • Work in both indoor and outdoor environments.
  • Ability to work in a fast-paced and sometimes stressful environment.
