We are seeking a highly motivated and results-oriented Senior Multifamily Property Manager to join our growing team.

Job Summary:

The Senior Multifamily Property Manager plays a critical role in overseeing the successful operation and financial performance of a portfolio of multifamily properties. This leadership position requires a strong understanding of property management principles, financial acumen, and a proven ability to lead and motivate teams.

Key Responsibilities:

Operational Leadership:

  • Directly supervise and mentor on-site property managers and maintenance teams, ensuring operational efficiency, adherence to company standards, and employee development.

  • Develop and implement operational policies and procedures to enhance efficiency and streamline processes across the portfolio.

  • Monitor day-to-day property operations, including occupancy rates, leasing activity, rent collections, resident relations, and maintenance requests.

Financial Performance:

  • Develop and manage annual property budgets in collaboration with property managers and the finance department.

  • Analyze financial performance data, including income statements, operating expenses, and cash flow statements.

  • Identify and implement cost-saving measures and strategies to improve property profitability.

  • Oversee accounts receivable and payable processes, ensuring timely rent collection and minimizing delinquency.

  • Ensure compliance with all accounting procedures and financial reporting requirements.

Resident Satisfaction & Retention:

  • Develop and implement strategies to enhance resident satisfaction and retention rates.

  • Address resident concerns promptly and professionally, ensuring a positive living experience for all residents.

  • Foster a strong sense of community within each property.

Maintenance & Facilities Oversight:

  • Collaborate with maintenance teams to ensure the timely and effective completion of all maintenance requests.

  • Oversee property inspections and ensure compliance with all safety and maintenance standards.

  • Manage vendor relationships and ensure the quality and cost-effectiveness of contracted services.

Compliance & Risk Management:

  • Ensure compliance with all applicable laws and regulations, including fair housing laws, landlord-tenant laws, and local ordinances.

  • Implement and maintain effective risk management strategies to minimize liability and exposure.

  • Conduct regular property inspections to ensure compliance with safety and maintenance standards.

Team Leadership & Development:

  • Lead, mentor, and develop on-site teams, providing coaching, feedback, and professional development opportunities.

  • Conduct performance reviews and set clear goals and expectations for direct reports.

  • Foster a positive and productive work environment that encourages teamwork and collaboration.

Qualifications:

Education & Experience:

  • Bachelor's degree in Business Administration, Real Estate, or a related field preferred.

  • Minimum of 7-10 years of progressive experience in multifamily property management, with a strong emphasis on operations and financial management.

  • Proven track record of success in managing large-scale residential portfolios and leading high-performing teams.

Skills & Competencies:

  • Strong financial acumen, including budgeting, financial analysis, and understanding of key financial metrics.

  • Proficiency in property management software (e.g., Yardi, RealPage, AppFolio) and accounting software.

  • Excellent communication, interpersonal, and organizational skills.

  • Strong analytical and problem-solving skills with the ability to identify and resolve complex issues.

  • In-depth knowledge of federal, state, and local landlord-tenant laws and regulations.

  • Strong leadership, mentorship, and team-building skills.

  • Certifications:

    • Certified Property Manager (CPM) or similar professional certification is preferred.

Physical Demands and Work Environment

  • Physical Demands:

    • Frequent sitting, standing, and walking.

    • Occasional lifting and/or moving up to 25lb to 50lb.

    • Repetitive use of hands and fingers for typing and using computer peripherals.

    • Ability to travel to and from various property locations.

  • Work Environment:

    • Primarily an office environment with occasional travel to and from properties.

    • May involve occasional evening and weekend work.

    • Exposure to varying weather conditions during property inspections.

    • Moderate noise levels in office and property settings.
